PRESS Wednesday, January 12, 1983 Cotati planners OK condo plans By MIKE McCOY COTATI They didn't necessarily like the design, cost or location but planning commissioners said two, 40-plus unit residential subdivisions should at least be considered under the city's 100-unit-per-year growth management plan. While commission members Monday said they weren't exactly enamored about New Century Homes proposed 10.8-acre, 48-home subdivision on Myrtle Avenue. which i is outside city limits, a and Woodland Hills proposed 20-home, 20-townhouse project planned for a 5.1-acre School Street they agreed 1 the proposals had one thing going for them. The projects are the first in years to propose large-scale developments of single-family homes rather than condominiums for the semirural community. They also were the first projects, after a relatively quiet two-year building period, which will be processed through the city's two-yearold growth management plan.

The plan provides large-scale projects, 26 units or more, must submit their building applications for special review between Sept. 1 and Oct. 1 of each year to be considered for construction approval for the following year. The 1982 deadline was extended to Dec. 15 when no large-scale applications were received.

Besides some criticism of design, particularly of the Myrtle Avenue proposal, commissioners also expressed concern eventual approval of the projects could lead to a housing explosion. Commissioner Michael Ozeroff pointed out that 327 housing units previously approved by the commission over past years, while not yet built, still could apply for building permits. While the city issued only five building permits in 1981 and 49 in 1982, the potential for exceeding construction of 100 homes a year remains, he said. Adding two more housing projects to the "backlog" of homes which could be built in any year will only worsen the potential to exceed the annual growth limit, he said. Commissioner er Gus Pina.

Gallagher suspended that warrant, however, until Jan. 19. when Diekmann is again ordered to appear in order to set a date for a trial on charges he murdered his wife.

Diekmann's attorney, Melvin Belli associate Jeff Stienberg, notified the court by letter that he and Diekmann were out of the state today. In the letter Stienberg asked for the continuance. Belli originally represented Diekmann when the Bodega Bay grocer was accused of murdering his wife, Geneoffa, in May 1981.
